When in need to find a good place in New York City can be compared to former relationships until to be with the right one. 

I first moved back to NYC, my first shock was how housing was expensive, and you get very little for your money. 

Being a fashion blogger, influencer, and an upcoming stylist, most of the time, your personal space and living situation is a set for your content prop scenery and workplace. 

The more your place is content-friendly and spacious with natural light the better. This is a tricky atmosphere especially for New Yorkers whom a decent size closet and bathtub is luxury in renting. 

In my previous blog post I mentioned the do’s when looking for a new place, today I am sharing the don’t and must avoid the situation. 

Especially for people of color, yes, they are a few times we have been racially profiled, well more details and situation to stay away from down below. 



First

Do not be afraid or lazy to move

Again, if you do not risk or go on a hunt, you will not get a decent place in NYC. Few lucky ones had had first peek perfect, is you not in this category you will move and relocate many times before getting your dream place. 

Second 

Do not rush, avoid first see first peek. 

Unless you know the building and have been approved the apartment of your dreams, do not rush. I made that mistake, and after few weeks of moving, I regret it; I should have done my research more. This is one of the reasons my previous post has so many tips for decent apartment renters. Long story short we decided to move as soon as our lease was up. 

Third 

Avoid low-price open house apartments in decent neighborhoods. 

This one is especially for my people. If you see online an apartment way below the market range and they are having an open house, you can always go visit, nonetheless do not apply. They already have a profile renter for the apartment, and sadly most of the time is not ours. 

Fourth 

Avoid a realtor who’s only showing you above your range and the market.

Two years ago, the apartments price range in NYC decreased considerably, always do your research; some apartment buildings are rent-stabilized, they have been a lot of reasonable offers of one month free even two months free places.

DO NOT AGREE to pay more because you want this exact apartment.

Again, this one for my people, if you have found the ideal place, all your must-have is checked, and the realtor comes back saying the site is yours nonetheless, you must pay more than the asking price; even if you have a perfect credit score, making more than enough, etc… They tell you, you are a great candidate but if you want to live here you will pay more. Even if you could afford the increase this is a no-no in my books.

Sixth 

Do not keep a realtor if 

You have a great credit score, your yearly income net is more than enough, plus you have applied to places you can afford, and you keep getting denied or someone else got approved other than you are twice. The third time isn’t a charm, move forward to an agent who is in your best interest of getting you an apartment.

Seventh 

Avoid non-family-oriented neighborhood 

New York City is wild nowadays; unfortunately, the safety and peace of sense are not secured. You could be in a very undesirable position in which you are not safe where you live. Even though you can’t predict dire circumstances, always making sure you are searching in a family-oriented neighborhood yes, they still exist, and are many of them. 

Eighth

fifth-floor walk-up or site-building apartment.

A lot of old buildings are walk-up buildings by NYC law if the building is not on the sixth floor it is not obligated to have an elevator. On the other side, the side apartment building at first seems a good deal because you have your entrance lane. Well, the first apart from the cardio, you will have to carry EVERYTHING up and down shooting gears, groceries, furniture is it a lot. The second which the side one next thing you know your neighbors will start parking their motorcycles, people will pass and leave the gate open.

I went through most of these situations mentioned above; yes, finding a great place requires patience, research, and sometimes luck. My current location a recent move is by far the best apartment. 

I can wait to see what progress and memories I will store. Wishing that if you are about to or thinking of moving especially in NYC to be lucky and get the best of your budget.
